What are measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like patios and walkways. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Property taxes

Tax records frequently reflect incorrect square footage because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more space than you have! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A home measurement service will ensure that you're paid a fair price for your home. Living space is one of the biggest factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home is to refer to a recent appraisal or measurement service executed by an appraiser (after any renovation that might have affected square footage).

Material for real estate agents

To make certain that your client's property sells at a price that correctly reflects market value, we highly recommend requesting a measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool to entice potential buyers since they can view the layout and features of the home before and after a walkthrough.
